The Big Idea
Mainland is launching several construction projects that will serve as the early-stage heart of the New Heights OZ District. In creating a unified OZ district, the vision is to create developments where a Qualified Opportunity Zone Business (QOZB) can start, be capitalized, grow, mature and pursue exit strategies all within one qualifying district.
Over the course of 10 years, a QOZB could
- move to the New Heights Campus for Co-work at Serendipity Labs,
- become a tenant (with its own 4 walls) within the Stack Exchange,
- establish itself as a fully-fledged, stand-alone tenant
- reach successful exit
in an orchestrated series of strategic steps, all the while maintaining compliance with the locational requirements of the OZ tax laws.
New Heights 915
915 Rep. John Lewis Way S.
New Heights 915 is a Class A, 31,000-square-foot office building which will be home to Serendipity Labs. The two-story building will feature flexible offices and coworking space for Serendipity Labs members. Expansive glass and multiple covered terraces will offer a panoramic view of the downtown skyline.
The development team for New Heights 915 includes Gilbert McLaughlin Casella Architects, Wellspring Builders, Inc., and R. Cazana Development, LLC.
6th and Oak

6th & Oak is a 145-unit multifamily development, located in the southwest corner of New Heights District at the foot of Fort Negley. Hastings Architecture is designing the apartment complex, with a construction start projected for the fourth quarter of 2021.
